Ceiling and wall water damage is tricky because the source is hidden. The water you see is usually only part of what is wet. It may have traveled along a joist, down a wall cavity or across a slab before showing up. Finding where it came from and how far it spread is the key to drying it properly and avoiding mold.

Where Ceiling and Wall Leaks Come From

  • The unit above: in condos and apartments, a toilet, tub, washer or water heater upstairs.
  • Upstairs bathrooms and laundry: in two-story homes and townhomes.
  • AC air handlers: condensate overflows in attics and closets.
  • Roof leaks: wind-driven rain, damaged shingles or tile, and failed flashing.
  • Plumbing inside walls: supply lines and drains behind showers, sinks and toilets.
  • Windows and doors: rain forced through seals and stucco cracks during storms.

Is a Wet Ceiling Dangerous?

It can be. Drywall that holds water gets heavy and can sag or collapse. If the ceiling is bulging, sagging or dripping heavily, stay out from under it, keep children and pets away and turn off power to the room at the breaker, especially if there are lights or fans in the ceiling. Put a bucket under drips, but do not poke the ceiling yourself unless you know what you are doing.

How Ceiling and Wall Damage Is Handled

  1. Find the source. The crew traces the water with moisture meters and thermal imaging and works with you, building staff or a plumber or roofer to stop it.
  2. Map the moisture. Readings show how far the water spread inside the ceiling, walls and floors.
  3. Remove what cannot be saved. Sagging drywall and wet insulation are removed; walls are often opened only at the bottom.
  4. Dry the cavities. Air movers and dehumidifiers dry the framing, insulation and remaining drywall.
  5. Repair and paint. Once dry, ceilings and walls are patched, textured and painted with stain-blocking primer. See water damage repair.

Leaks From the Condo Above

If water is coming from the unit above, notify building management and the upstairs owner right away and take photos. Drying should start in your unit immediately, even while responsibility is sorted out. Usually your HO-6 policy covers your unit’s interior, the association covers the structure and the upstairs owner’s policy may be involved. See condo water damage.

Will Insurance Cover Ceiling Leak Repair?

Most homeowners and HO-6 condo policies cover water damage that is sudden and accidental, such as a burst pipe, a failed water heater or an overflowing appliance. They usually exclude damage from slow leaks that went on for weeks, normal wear and tear and flooding from outside water, which needs a separate flood policy.

Your policy also expects you to prevent further damage, which is why starting ceiling leak repair right away matters. To protect your claim, photograph the damage and the source before cleanup, report the claim promptly, keep receipts and ask for the crew’s moisture readings, photos and drying records to share with your adjuster.

Ceiling Stain Colors and What They Mean

  • Yellow or brown rings: water has soaked the drywall and dried, often more than once. The leak may be slow or intermittent.
  • Dark, wet spots: an active leak.
  • Black or green speckles: possible mold growth from long-term moisture.
  • Bubbling or peeling paint: water trapped behind the paint layer.

Any of these is worth a moisture check, even if the stain looks dry.

Roof Leaks Versus Plumbing Leaks

A ceiling stain that appears or grows after rain usually points to the roof, windows or flashing. One that appears regardless of weather points to plumbing or AC equipment above. In condos and two-story homes, check what is directly above the stain: a bathroom, laundry room or AC closet is often the source. Thermal imaging helps trace water back toward where it came in, which tells you whether to call a roofer, plumber or AC technician.

Water Inside Walls

Wall water damage often starts at the bottom, where water from a floor leak wicks up drywall, or at a fixture, where a supply line or drain leaks behind the wall. Signs include swollen baseboards, peeling paint at the bottom of the wall, soft drywall and a musty smell. Crews often remove just the bottom section of drywall or drill small holes so dry air can reach inside the wall cavity, which avoids tearing out whole walls.

Popcorn and Textured Ceilings in Older Homes

Many South Florida homes built before the 1980s have popcorn or textured ceilings, and some older textures may contain asbestos. Before a damaged section is cut out or scraped, it should be tested if there is any doubt. Leave it undisturbed until it is checked. Once cleared, damaged sections are removed and the ceiling is patched and retextured to blend in.

Wet Attic Insulation

When water comes through a ceiling from an attic leak, the insulation above is usually soaked. Wet insulation loses its insulating value, holds water against the drywall and can grow mold. It is typically removed and replaced after the attic and ceiling are dried. If you have an attic air handler or roof leak, have the insulation checked even if the ceiling stain is small.

Shower, Tub and Toilet Leaks

Bathrooms above a ceiling are a common source of leaks. A cracked shower pan, a failed tub drain gasket, worn grout or a toilet wax ring can let water seep down slowly every time the fixture is used. The stain below may come and go with use. A plumber can find and fix the bathroom side; the water damage crew dries the ceiling, framing and insulation below before repairs.

Ceiling Repair Steps

Ceiling repairs start once the area is dry. Damaged drywall is cut back to solid material, new drywall is fastened to the framing, seams are taped and finished, texture is matched and the area is primed with a stain-blocking primer before paint. Without that primer, old water stains often bleed through new paint.

When to Call a Roofer, Plumber or AC Technician

The water damage crew dries and repairs the damage. The source needs the right trade: a roofer for roof and flashing leaks, a plumber for pipes, drains and fixtures, and an AC technician for condensate overflows and air handler problems. Moisture mapping often points to which one you need, and the crew can tell you what they found.

Ceiling and Wall Water Damage Questions

Can a water stain just be painted over?

Only after the leak is fixed and the area is confirmed dry. Painting over a wet ceiling traps moisture and the stain usually comes back.

How do you find the source of a ceiling leak?

Moisture meters and thermal cameras trace the water back toward its source, along with checking plumbing, AC equipment and the roof above.

Will the whole ceiling need to be replaced?

Usually not. Only drywall that is sagging, soaked through or stayed wet too long is removed.

Water is coming from the unit above me. Who pays?

It depends on the source and your condo documents. Start drying right away; your HO-6, the association and the upstairs owner’s policy may all be involved.

Is a sagging ceiling an emergency?

Yes. Stay out from under it, turn off power to the room and call right away.
